What commercial painting actually covers

Tenant finish. Empty suites do not stay empty if the walls, ceilings, doors, and trim look like a leftover from the last occupant. We coordinate with GCs on punch lists, after-hours work, and color boards so the space is ready when the lease starts. Common work includes new drywall prime and finish, accent walls, door and frame enamel, ceiling grids, and matching existing building standards so the suite does not fight the corridor.

Corporate and professional offices. Conference rooms, reception, open work areas, and restrooms take different traffic and need different sheens. We specify washable finishes in high-touch zones, low-VOC products where people will be at desks the next morning, and clean cut-ins that still look sharp under commercial lighting.

Restaurant and hospitality. Kitchens, dining rooms, bars, guest corridors, and exterior entries all fail in different ways. Grease, steam, cleaning chemicals, and guest traffic punish the wrong coating. We use systems that can be wiped down, that hide scuffs without looking institutional, and that hold up on doors, booths, and restrooms. Hotels and short-stay properties get the same treatment: corridors that can be painted in sections, rooms turned quickly, and exteriors that still look maintained after another Colorado winter.

Retail. Storefronts, interiors, fixtures, and display walls have to look intentional. We work around inventory, night deliveries, and grand-opening dates. Exterior work includes stucco, brick, metal, wood, and the trim that frames the sign. Interior work includes feature walls, ceiling work, and the kind of clean lines that make merchandising easier to photograph.

Maintenance programs. Paint is cheaper than replacing siding, fascia, or steel. A planned cycle — touch-up, elevation-by-elevation exterior work, common-area refresh — keeps the property from looking deferred. Property managers use us for annual walk-throughs, unit turns, and the “this has to be done before the next inspection” list.

Manufacturing and industrial. Production floors, equipment, racking, piping, structural steel, loading docks, and offices attached to the plant are different jobs. Surface prep matters more here than anywhere else: rust conversion or removal, degreasing, profiling, and the right primer so the topcoat stays put. We also handle epoxy and other floor systems where Tim’s Benjamin Moore concrete-floor and epoxy training applies. Safety colors, line striping, and equipment identification are part of the same conversation, not an afterthought.

Furniture, millwork, and equipment. Commercial work is not only walls. We paint and finish built-ins, reception desks, display fixtures, metal equipment, and wood that has to match existing stain. Custom stain matching and wood finishes are already part of how the company works on residential jobs; they transfer cleanly to commercial millwork.

How we run a commercial job

The estimate starts with a walk-through, not a square-foot guess from the parking lot. We look at substrate, previous coating, moisture, rust, drywall condition, and access. Occupied buildings get a written plan for containment, hours, parking, and cleanup. After-hours and weekend work is normal for restaurants, offices, and retail.

Prep is the part that decides whether the job lasts. That means scrape, sand, caulk, spot-prime, rust treat, and mask as if someone is going to inspect the edges. Journeyman painters do the work. We are not a crew of day labor with a sprayer. Full-time, trained painters apply the product the way the manufacturer wrote it, which is also why we can stand behind a warranty of up to five years under most conditions.

Products are commercial-grade and chosen for the surface: masonry, metal, wood, drywall, concrete. Low-odor and low-VOC options are available when the building stays occupied. We follow PDCA standards and keep the job licensed and insured.

Colorado weather is part of the spec. Exterior commercial work on the Front Range has to handle UV, hail, wind-driven dust, and freeze-thaw. We do not put a flat residential latex on a south elevation and call it done. The coating has to belong on that wall.

Cleanup is part of the bid. Floors get protected. Hardware gets bagged or removed. Paint chips do not stay in the landscaping. Property managers should not have to send a janitorial crew after the painters.
